The Gap between Linbro Business Park & Longmeadow Business Estate Gets Smaller

Linbro Business Park and Longmeadow Business Estate are arguably the two most established higher-end industrial parks in the greater Johannesburg area.  Occupancy is made up almost exclusively of long-term tenants and owner-occupiers.  The popularity of these areas is due mainly to the central location and resulting accessibility.  Being adjacent to the N3 highway and R25 Modderfontein Road puts these areas within 15 minutes of Sandton, Midrand, Johannesburg, and the East Rand industrial basin, including O R Tambo International Airport.

New developments have been established and some are currently underway between these two highly sought-after parks – in the area between the two – and will play an important role in amalgamating these nodes. The proximity to the future Modderfontein Gautrain station and planned bus linkages delivers easy connectivity to staff and clientele alike. These new business estates will offer various size options from 5,000m2 to 20,000m2 and upwards. It provides for flexibility as land can be sized to user requirements during the development stage.

One of the first projects in the area broke ground at the end of 2013 when Knight Frank secured Triton Express’s new Head Offices which Intaprop custom built for the Tenant.  This impressive development houses a 12,000sqm warehouse, 3,000sqm of office space and a 600sqm staff service village.

Other new developments in the area include the new head offices for AAAS (Midas Group), Rohlig Grindrod, Bonpak, Bongani Rainmaker and Gold Leaf Tobacco.
